The Planning and Development Department works closely with contracted architects and compiles plans, specifications, feasibility studies, HUD applications and other projects associated with capital improvements and repairs of PCHA’s owned properties. The department coordinates new development, routinely makes recommendations for capital improvements, and monitors all modernization construction activities by personal inspection to ensure work quality and that work schedules are met.
In addition to modernization and capital improvements, department staff also conduct routine property inspections in accordance with HUD’s Uniform Physical Condition Standards to assure the properties are maintained in good and safe conditions at all times, prepare the agency’s Annual and Five year plans, prepare and monitor capital improvement budgets, 504 assessments, ADA modifications, physical needs assessments, energy audits and programs, and reasonable accommodation requests.
